The Home Buying Process
Whether you are searching for your first home, your forever home, downsizing or upgrading, I’ll be with you every step of the way to get you in the house of your dreams.
2. Get Pre-Approved for a Mortgage
Before you dive into house hunting, get pre-approved for a mortgage. This helps you know your budget and shows sellers that you're serious. In a competitive market, it makes a big difference.
1. Find the Right Agent
You deserve an agent you trust and vibe with. Ups and downs are inevitable in the home-buying process, make sure you are working with someone who gets you, and they’ll get you through it all.
3. Discuss Your Wishlist
We’ll talk about what you’re looking for in a home—things like the location, size, number of bedrooms, style, and any must-haves like a big backyard or a home office. I’ll help you set realistic expectations based on the market.
4. Start House Hunting
I will send you listings that match your criteria and might even give you early access to homes that aren’t on the market yet. We’ll go on showings to check out the homes in person. It’s a fun (but sometimes tiring!) process.
5. Make an Offer
When you find "the one," I will help you draft and submit an offer. I’ll advise you on the price and terms based on the local market conditions and the home’s value. I enjoy negotiating with sellers to get you into your dream home.
6. Home Inspection
Once your offer is accepted, you’ll likely want to schedule a home inspection. I can recommend inspectors to make sure the home doesn’t have any hidden issues, like roof problems or faulty plumbing. I’ll be there helping you through it all.
7. Appraisal
For most buyers, an appraisal is a condition of your mortgage. A home appraisal helps to ensure that the buyer doesn't pay more than the home is worth and that the lender doesn't lend more than the home is worth. On occasion, an appraisal leads to further negotiation.
8. Finalize Financing
With the inspection and appraisal done, it’s time to finalize your mortgage. Your lender will lock in your rate, and you’ll submit the final paperwork. I will coordinate with your lender to keep everything on track.
9. More Thrilling Grown-Up Stuff
Before closing, you will likely need to get a Home Insurance policy, so you and your lender can protect this investment. You’ll also begin transferring utilities like electric and gas.
10. The Closing
This is where all the paperwork gets signed, and you officially become the owner. I will guide you through the closing process, including reviewing documents and making sure everything is in order.
11. Move In!
Once the closing is done, you get the keys to your new home! I will stay in touch, even after the closing to help with any questions you have during your move or to check in on how you’re settling in.
